Do Summerlin HOAs restrict shower glass?
No. Summerlin's village associations are among the more active in the valley and they review a great deal, but what they review is exterior: elevations, paint colours, landscaping, anything the street sees. Shower glass is interior work and sits outside architectural review completely, so there is nothing to submit and nothing to wait for. This surprises people in the guard-gated villages in particular, where the approval process for exterior changes can be genuinely involved. Book the measure whenever suits you. The only exception is an attached residence where structural alterations need notice, and glass alone is not structural.
How different are the older and newer Summerlin villages?
Quite different, and it shows up in the work. Summerlin has been developing village by village since 1990, so The Trails, Sun City Summerlin and the earlier sections have bathrooms now reaching thirty years old, where we are usually removing an original framed enclosure and dealing with whatever the frame was hiding. The Ridges, Stonebridge and the western villages are far newer, with larger master bathrooms where we are often glazing an opening for the first time. Both are custom fabrication, but a replacement and a first fit are not the same job or the same timeline.
What glass do you recommend for a Summerlin master bathroom?
For a large master bathroom, half-inch tempered glass and a low-iron specification are the two upgrades that actually show. Half-inch matters structurally: tall panels in thinner glass flex when the door is used, which opens gaps at the top of the swing. Low-iron matters visually. Ordinary clear glass carries a faint green cast that becomes obvious in a thick panel and against pale stone or white tile, and low-iron removes it so the glass reads genuinely colourless. Against the travertine and light marble common in Summerlin, that difference is easy to see once pointed out.
