Frameless enclosures start at fifty dollars per square foot, and Summerlin projects frequently sit above that starting point for a straightforward reason: the bathrooms are bigger. A master bathroom in The Ridges or Red Rock Country Club typically means larger panels, taller openings and often 1/2 inch glass rather than 3/8, and the quantity of glass is the largest single factor in the price. Low-iron glass, which removes the faint green cast visible in the edge of ordinary glass and is a common request here, is a further upgrade. Specialty hardware finishes such as champagne bronze and satin brass carry a premium over stocked chrome and nickel. The upgrades that make a visible difference in a larger bathroom are low-iron glass, half-inch thickness and specialty hardware. Low-iron is the one people notice most: ordinary clear glass carries a faint green tint that becomes obvious in a thick panel and against pale stone or white tile, and low-iron removes it, so the glass reads genuinely colourless. Half-inch glass matters at scale, keeping tall panels rigid and seals in contact along their full length. Beyond that we fabricate steam enclosures with full-height panels and a vented transom, frameless corner and neo-angle configurations, and single-panel walk-in screens with no door at all. Hardware runs to brushed brass, champagne bronze, satin brass and oil-rubbed bronze alongside the stocked finishes. We bring samples so you choose against your own stone.

Fourteen to twenty days from the free in-home consultation to installation, with the appointment itself taking two to four hours. Larger Summerlin enclosures sit at the longer end of that window and occasionally beyond it, for reasons of physics rather than scheduling. A tall or oversized panel has to be templated more carefully, because a small angular error over a nine or ten foot span becomes a visible gap at the top. Fabrication then takes longer: more edge to polish, and a bigger panel to handle through cutting, drilling and tempering without damage. Half-inch glass adds weight at every stage. If a specialty finish or low-iron glass has to be ordered in, that lead time is set by the supplier and we will tell you the real date.

Yes, and steam is one of the more common requests in Summerlin's larger master bathrooms. A steam enclosure is a different specification from a standard shower door, not an upgrade to one. It runs full height to the ceiling so vapour cannot escape over the top, it carries a transom panel across that opening, and every junction is sealed: silicone at the glass-to-wall joints, a compression seal down the door edge and a sweep at the base. We specify half-inch glass as standard because the panels are tall and need to stay rigid for the seals to stay in contact. The transom should be openable, because a sealed enclosure with no way to vent stays saturated between uses, and that is what damages grout and hardware over time.

Matte black and brushed brass are the two finishes we fit most often in Summerlin's contemporary builds, with champagne bronze increasingly requested in the newer villages. The advice we would give regardless of fashion is to match the shower hardware to the plumbing fixtures already in the room rather than to the vanity, the lighting or the cabinet pulls, because the shower valve and the door hardware sit inches apart and any mismatch between those two reads immediately. The practical trade-off is spotting: Las Vegas has some of the hardest water in the country, and polished and matte finishes both show mineral marks far more readily than brushed ones.
